Raglan Housing Association owns and manages around 11,000 homes in 104 local authority areas. Our relationship with Raglan spans 15 years, in which time we have delivered a wide variety of service including response repairs, planned works (decent homes) and cyclical decorations. In 2005 we were successful with our proposal to become Raglan’s sole provider of internal and external cyclical painting decorations and pre paint repairs. In 2009 we were awarded a 4 year extension to this contract. This was as a consequence of understanding each other’s culture and developing close working relationship with all stakeholders throughout the organisation, using workshops and joint training.

We have also integrated Akzo Nobel (formally ICI paints) into our partnership providing technical support to both Raglan and ourselves, this relationship helped significantly when we were painting the windows, fascias and soffits of the properties a problem began to emerge. Many of the properties had been fitted with composite front and rear doors, manufactured with a “wood effect” finish which was supposed to be maintenance free. Unfortunately these doors were displaying signs of surface breakdown including chips, severe fading and delamination of the wood effect finish. Consequently the benefits of re-decoration were being undermined by the appearance of these doors. According to traditional painting techniques, “self finish” surfaces cannot be painted because the paint will not adhere properly. We therefore consulted with ICI whose Specifier came to the site and worked with us to develop a solution which was then test-trialled. We applied a full coat of Dulux Ultra Grip Primer, a two pack water based primer. Once this had cured we applied two coats of a Teak Opaque Woodstain that obliterated all of the defects on the door. This was then followed by a coat of a darker translucent Woodstain which restored and, in fact, greatly improved, the wood effect finish. The trial was extremely successful and, as a result, Raglan renovate all he affected doors on all of its properties.
