The Guinness Partnership
We are carrying out internal and external decorations and associated repairs to Guinness’ housing stock, on behalf of Wates Living Space (Guinness’ supply chain partner in the North), including to general need housing, sheltered care homes and leasehold properties. The client’s programme requires a minimum of 20 properties to be completed weekly and handed over every Friday morning with a full site walkaround and inspection. To facilitate this, we have divided our trade team of 10 operatives into teams of two, with a dedicated and competent senior Site Supervisor monitoring safety, quality and progress of works.
All repairs to the properties are completed during the first phase of works with the painters following behind. The multi-traders then fall back to complete the fencing repairs. During periods of inclement weather and to avoid any negative impact to the project programme, the whole team focus on banking uPVC washdowns and gutter cleaning.
The client required a safe system of working at height for short duration works and requested that we use the TETRA system. To support the client, we chose to have our Head of Operations complete the 3-day residential training course to become a fully-fledged TETRA trainer, not only training those operatives allocated to this contract but also those from the wider Trident business. He now mentors and supports our national delivery teams with updates and refreshers on the TETRA system. The client was so impressed with our approach and commitment to this that they increased our painting packages by 20%.
The client’s Clerk of Works completes twice weekly safety reviews across all open sites with a full safety audit taking place every two months. The audits cover all paperwork and the site file including working at height, PPE, Covid-19 procedures, operative training records, welfare facilities, risk assessments and method statements and the Construction Phase Plan. We are proud to have achieved 100% health and safety compliance.
