Moriconium Quay - Winkle-Bottom Chartered Surveyors
Moriconium Quay is a private gated development of town houses and apartments surrounding a private marina located on the shore of Poole Harbour, offering 24hr access for the boating enthusiast or simply the opportunity to enjoy this beautiful tranquil setting.
Our client, Winkle-Bottom Chartered Surveyors asked us to carry out external redecorations and associated repairs to two blocks on this estate. Due to the waterfront location, we had to encapsulate the blocks and also applied approx. 100m of high build to certain areas on both blocks. Having the blocks fully encapsulated prevented any pollution to the marina, protecting the environment and our workforce from the weather elements.
To maximise the use of the erected scaffolding and provide value for money for the client, we repointed roof gullies and any defective tiles, and due to pest problems at the site fitted pigeon deterrents. We were also asked to replace all the rainwater goods with deepflow guttering. We applied anti-fungal wash to the walls prior to applying the masonry paints. All uPVC windows were also washed down with the re-mastic of cills.
All the residents remained in-situ during the works, with members of the public also visiting the marina, and so it was imperative that we completed the works with total safety in mind and causing as little disruption as possible with clear communication processes in place.
Our Contracts Manager carried out twice weekly site visits to review the working arrangements, ensuring that the works were being delivered in a safe manner and in line with the site-specific risk assessments and method statements. Regular site meetings were held with the client to ensure a smooth and trouble-free contract, which was completed on time and to a high standard of finish much to the delight of the client, resulting in Trident being further awarded Phases 6 & 7 of the works.
