Glen Oaks Housing Association
We secured this painterwork maintenance contract with Glen Oaks Housing Association in 2019 to carry out internal and external decoration and associated repairs to 1,300 properties, which include timber repairs, rainwater goods repairs/renewals and plastering works. There are between 6-9 directly employed, fully trained and local operatives employed on-site throughout the duration of the contract, offering the client a continuous, high-quality service.
The internal common specification is to upgrade the paint system to a Class 0 fire rating. Before commencement of the contract, we arranged for Crown Paints representatives to carry out a site demonstration on how to achieve the required paint film thickness, which all our operatives attended. In partnership with Crown, to ensure the Class 0 fire rating has been achieved, regular site visits between Crown and Trident are carried out to monitor the application process. Crown are also carrying out 10% sample checks on all properties that we complete by taking flake samples to ensure a Class 0 standard has been achieved.
Tenant notification letters are delivered one week before commencement of works advising the scope of works, start date and estimated completion date for each property. Details of the Site Supervisor and Trident’s local office are included in the letter and encourages tenants to contact either should they require any further information or have any concerns. Our Site Supervisor personally visits the properties shortly before works are due to commence to further advise tenants of the works and the anticipated timescales and to address any issues or concerns.
During Year 1, Trident committed to employing one apprentice from the local area as part of our commitment to Social Value. We are working with local charity WorkingRite who are supplying us with several candidates to interview with a view to filling this role. Over a period of 16 weeks, the candidate will learn ‘on the job’ alongside a qualified and experienced mentor chosen from the workforce, gaining invaluable insight and experience.
